Selling micro-apartment homes faster, enhance asset intelligence reporting
In a competitive multifamily industry where amenities, location and convenience reign supreme, leasing micro-apartment homes through a simple listing consisting of basic features and sparse community details has become increasingly challenging. Prospective residents now demand comprehensive information about their potential new home, including granular details about the property and the surrounding neighborhood, especially when interior space is limited.
Historically, searching for an apartment home online has been a cumbersome process. Prospective residents often have to visit multiple websites, including property sites, ILSs (Internet Listing Services), as well as review sites. In a digitally-driven world, this fragmented approach does not meet the modern renters’ need for simplicity and all-encompassing information found in one place.
FLATS, a property management company by ProperXPM, oversees 24 properties comprising 3,600 apartment homes across the country. With a growing portfolio, the company sought an effective solution to lease more of its micro-apartments. Gunnar Blakeway-Walen, marketing manager for FLATS, realized that in order to attract more potential residents and secure more leases, the company needed to find a comprehensive tool that brought the property and individual homes to life via visualization and detailed community information.
“While our communities offer more than just micro-apartments, they are often more challenging to lease at times,” Blakeway-Walen said. “We also specialize in amenity-rich buildings, and combined with the uniqueness of our apartment homes, it can be a challenge to lease the smaller homes faster when we can’t exhibit those features online. We needed a platform that would allow us to highlight specific unit-level details, the entire community and the surrounding neighborhood from one platform.”
