Selling micro-apartment homes faster, enhance asset intelligence reporting

In a competitive multifamily industry where amenities, location and convenience reign supreme, leasing micro-apartment homes through a simple listing consisting of basic features and sparse community details has become increasingly challenging. Prospective residents now demand comprehensive information about their potential new home, including granular details about the property and the surrounding neighborhood, especially when interior space is limited.

Historically, searching for an apartment home online has been a cumbersome process. Prospective residents often have to visit multiple websites, including property sites, ILSs (Internet Listing Services), as well as review sites. In a digitally-driven world, this fragmented approach does not meet the modern renters’ need for simplicity and all-encompassing information found in one place. 

FLATS, a property management company by ProperXPM, oversees 24 properties comprising 3,600 apartment homes across the country. With a growing portfolio, the company sought an effective solution to lease more of its micro-apartments. Gunnar Blakeway-Walen, marketing manager for FLATS, realized that in order to attract more potential residents and secure more leases, the company needed to find a comprehensive tool that brought the property and individual homes to life via visualization and detailed community information.

“While our communities offer more than just micro-apartments, they are often more challenging to lease at times,” Blakeway-Walen said. “We also specialize in amenity-rich buildings, and combined with the uniqueness of our apartment homes, it can be a challenge to lease the smaller homes faster when we can’t exhibit those features online. We needed a platform that would allow us to highlight specific unit-level details, the entire community and the surrounding neighborhood from one platform.”

Utilizing Engrain’s SightMap to enhance the leasing experience, lease homes faster

FLATS had already partnered with Engrain and was using its SightMap product when Blakeway-Walen joined the company as a lease-up manager in 2022. In his role as marketing manager, he found that the product could be instrumental in leasing more apartment homes, specifically micro-homes, in a quicker time frame. 

SightMap has improved the leasing experience for prospective residents of FLATS’ communities. The interactive maps provide a user-friendly way to access the detailed, unit-level content potential residents are looking for. These maps encourage users to dig deeper and spend more time on a site, exploring detailed galleries and taking virtual tours. Furthermore, SightMap enhances website and ILS performance metrics, allowing Flats to accurately report any financial updates and address asset concerns to its various ownership groups.

SightMap is such a valuable product because it facilitates the visualization of a building down to the smallest detail, which is key to drawing in more residents and increasing the number of leases signed. We’ve also started including video unit-specific content, and Engrain helped make that possible. We uploaded the videos to YouTube and created a database that links to SightMap, which is hosted on our website.

The simplicity for prospective residents isn’t the sole benefit. The platform also makes it easier for leasing associates to perform their daily tasks and for asset management teams to improve investor reporting. 

“Our asset management team uses Engrain for every report they submit to our ownership groups,” Blakeway-Walen said. “SightMap has improved our leasing velocity and shows accurate data of our buildings. It has also improved our reporting process and now serves as an integral part of it. We include screenshots of our SightMap visualization and utilize Engrain’s Asset Intelligence to illustrate community details and solidify rent pricing with our investors.”

SightMap has helped FLATS accelerate leasing and deliver a more robust, detailed report to ownership groups.

“I conducted a study with our lease-up in Uptown Chicago for the first five months after opening,” Blakeway-Walen said. “Although I only had 50% of the videos uploaded, 70% of the units rented in those first five months were those units that had site-specific unit-level videos from SightMap. We were able to secure leases faster, whether that was during the tours, follow-ups, or online applications because prospective residents were able to see exactly what each unit looks like.”

Having experienced such success with SightMap, FLATS has rolled out multiple other Engrain solutions, including TouchTour iPad and TouchTour Flex. Noting that the company is easy to work with, knowledgeable and reliable, Blakeway-Walen considers Engrain’s solutions to be an extension of the entire FLATS organization.

“I definitely consider Engrain essential at this point,” Blakeway-Walen said. “We would never consider an apartment listing service that did not mesh with our SightMap and we will no longer use a website builder that is not able to incorporate with SightMap. It is non-negotiable. I wouldn't look at adding any additional systems with FLATS unless they can show our SightMap feature.”
